Position Overview: We are seeking a highly organized and detail-oriented CAPEX Project Manager to oversee and manage capital expenditure projects for a large, unique apartment community in Richmond, VA. This hybrid role blends aspects of both project management and maintenance coordination. The ideal candidate will be a strong administrator with a solid understanding of maintenance practices, able to coordinate a range of projects while ensuring smooth operations and effective communication between on-site teams, vendors, and contractors.
Key Responsibilities:
- Project Coordination: Manage and oversee the flow of multiple CAPEX renovation projects, ensuring proper scheduling, timely execution, and adherence to budgets.
- Vendor Management: Act as the point of contact for all external vendors, from sourcing and vetting contractors to overseeing bids, negotiating pricing, and ensuring the proper selection of contractors for each project.
- Bid Management: Obtain competitive bids from contractors, perform bid comparisons, and provide recommendations based on cost, scope, and project requirements.
- Reporting & Tracking: Monitor and track the progress, spend, and timeline of all projects, providing detailed progress reports to senior management.
- Site Walkthroughs: Lead project kickoff meetings, conduct punch list walkthroughs, and perform regular site inspections to ensure quality control and adherence to project specifications.
- Maintenance Support: Assist the on-site maintenance team with scheduling, resource allocation, and tracking project-related activities. Ensure alignment with the broader maintenance and turn schedules.
- Administrative Support: Handle project-related administrative tasks, such as managing project calendars, maintaining a vendor resource list, and ensuring the completion of necessary paperwork.
- Collaboration: Work closely with on-site maintenance, operations, and management teams to ensure seamless project execution and resolution of any issues that arise during the course of the projects.
Qualifications:
- Experience: At least 2-3 years in a project management or maintenance coordination role, with experience in managing capital expenditure (CAPEX) projects or renovations for apartment buildings.
- Skills:
- Strong organizational and administrative skills, with the ability to manage multiple projects simultaneously.
- Solid understanding of maintenance practices and procedures, including turn schedules and make-ready boards.
- Proficient in project management software and standard office tools (e.g., Microsoft Office Suite, Excel, etc.).
- Excellent communication and interpersonal skills to liaise effectively with vendors, contractors, and internal teams.
- Ability to negotiate pricing and manage vendor relationships effectively.
- Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
Preferred Qualifications:
- Experience managing CAPEX projects in a property management or large apartment community setting.
- Familiarity with project scheduling tools and construction/renovation terminology.
- Previous experience supporting maintenance teams or working in a maintenance-related role.
